Last year, spring was a very cautiously optimistic season. This year, seasonal optimism has a reason.

While April of 2013 posted a respectable more than 8% increase in the number of sold properties over April of 2012, a substantial 50% increase in pending sales indicates that May will be moving!

Prices? Average sold price is almost flat, but the median sold price is up 6%, indicating that more expensive houses are selling. It also indicates that the bottom of the market has definitely been hit, and next month's trajectory could be upward.

In a market with over 13% fewer homes on the market than last year, that means the thermometer is not the only thing rising this May.

If there is something I can help you with, just let me know.

May those May blossoms bring you joy and blessings,
